1. These terms

These terms and conditions apply to all work carried out by AllPoints Maintenance & Services ("we", "us"), a sole trader business operated by Carlos De Sousa of Reading, Berkshire. By asking us to carry out work you accept these terms.

Nothing in these terms affects your statutory rights under the Consumer Rights Act 2015 or, where applicable, the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

2. Quotes and prices

Quotes are free and valid for 30 days unless stated otherwise. A quote is based on the information and photographs you give us and on reasonable access being available.

If, on arrival, the work turns out to be materially different from what was described, we will explain the change and give you a revised price before continuing. You are free to decline the revised price.

Prices include labour and standard materials as described in the quote. Additional hardware, scaffolding, powered access or waste disposal is quoted separately. We are not VAT registered unless stated on your invoice.

3. Emergency call-outs

For emergency lockouts and board ups we will give you an estimated arrival window and a price before travelling. Traffic and weather can affect arrival times and we cannot guarantee a specific minute of arrival.

4. Access and site conditions

You must ensure safe access to the working area, including a clear route for ladders, and provide water and power where the work requires it. We may postpone work at height in high winds, ice or lightning for safety reasons; this is not a breach of these terms.

You confirm you are the owner or occupier of the property, or that you have the owner's authority to instruct the work.

5. Entry, lockouts and lock changes

Before opening a property or changing locks we may ask for proof that you are entitled to access it, such as photo ID or a tenancy agreement. We may refuse to proceed if we are not satisfied, and we may charge a reasonable call-out fee for attending.

We use non-destructive entry techniques wherever practical. Where a lock is already damaged, seized or of a type that cannot be opened without damage, we will explain this and obtain your agreement before proceeding. Replacement locks and cylinders are supplied to the standard specified in your quote.

6. Boarding up

Boarding is a temporary security measure and is not weatherproof, insulated or intended to replace glazing. Fixings are made into frames or masonry and some marking of paintwork or render is unavoidable; we minimise this but cannot avoid it entirely.

Where boards are supplied on a long-term basis, ownership of the materials remains with us unless you have paid for them outright, and removal is charged separately unless included in the quote.

7. Gutter cleaning and downpipe flushing

Gutter and downpipe work clears debris and blockages present on the day. It is not a repair or guarantee against future blockages, and we cannot guarantee that pre-existing leaks, cracked joints, sagging brackets or hidden damage will be resolved by cleaning.

We will report defects we notice and can quote separately for repairs. Where a blockage cannot be cleared without dismantling pipework, we will discuss options with you first.

8. Payment

Unless agreed otherwise, payment is due on completion of the work by bank transfer or cash. For larger jobs we may request a deposit towards materials, which is non-refundable to the extent that materials have already been ordered or made to order.

Invoices unpaid after 14 days may incur interest at 4% above the Bank of England base rate, and we may recover reasonable costs of collection.

9. Workmanship and liability

We carry out our work with reasonable care and skill. Our workmanship is guaranteed for 12 months from completion; manufacturers' warranties apply to hardware we supply. The guarantee does not cover damage caused by misuse, forced entry, storm damage, third-party work or lack of maintenance.

We are not liable for pre-existing defects, for consequential loss such as loss of income, or for damage arising from conditions we could not reasonably have known about (for example concealed pipework, cables or decayed timber). Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for any liability that cannot lawfully be limited.

10. Cancellation

Where you are a consumer and the contract was agreed at a distance or away from our business premises, you have the right to cancel within 14 days of entering into it, without giving a reason. If you asked us to start work during that period, you must pay for the work carried out and materials supplied up to the point of cancellation. Once the work is fully performed at your express request within the 14 days, the right to cancel is lost.

To cancel, contact us by phone, WhatsApp or email using the details on our contact page. Cancellations with less than 24 hours' notice of a booked appointment may incur a reasonable charge for lost time and materials already ordered.

11. Complaints

12. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction, save that if you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
